Look, the market is intense right now, there are very few homes on the market and when a good one comes up, it’s not uncommon to see 5-10 offers on that home.
With that kind of competition, we are seeing buyers paying well over asking price, covering appraisal deficits and in a lot of cases, waiving home inspections.
Now you might say, that’s crazy / risky, which make sense; however, in an effort to get this offer accepted buyers are a lot of times waving them altogether for competitive properties.
That leads to our next question – do you have to waive an inspection to be competitive?
